What commercial flooring costs
Commercial jobs are priced by the square foot, and any stairs by the step, with a minimum charge, and you get the number when I measure, before anything’s booked. Every job gets a written invoice with GST. What goes into the price:
- How many square feet
- Scraping the old glue and patching the concrete
- Taking up and hauling away the old carpet
- Transitions and trim at the doorways
- Picking up the flooring from the store, about $50

What commercial flooring do you install?
Glue-down carpet tile, glue-down carpet plank and vinyl composite tile (VCT). The warehouse unit in these photos got grey carpet plank, laid in a herringbone.
How is commercial carpet installation priced?
By the square foot, with a minimum charge, and you get the number when I measure, before anything’s booked. Taking up the old carpet, scraping the glue and patching the concrete are extras, priced at the same visit.
What happens to the old carpet and glue?
On the Pitt Meadows job in these photos, the old carpet came up, I scraped the old glue off the concrete and patched it, then the new carpet plank went down. Hauling the old carpet away is an extra, if you want it gone.
Does commercial carpet need padding?
Not glue-down carpet tile or plank. On the Pitt Meadows job in these photos, the carpet plank was glued straight onto the patched concrete, with no pad underneath.
Do you install VCT?
Yes, vinyl composite tile, or VC tile. It goes down with glue, like the glue-down vinyl tile I lay in homes.
Do you work with builders and property managers?
Yes. Most of my commercial work comes through builders, and I’ll meet any builder on site. I also work for a property manager in Mission on an ongoing basis, and for stratas.
Do I get an invoice with GST?
Yes. Every job gets a written invoice, with GST and the one-year warranty on the work printed on it. I take e-transfer or cheque.
Can you do the job on a weekend?
Sometimes, yes. I do work weekends, so ask when I measure.
Do you work outside Mission?
Yes. The warehouse in these photos was in Pitt Meadows. The estimate is free in Mission, Maple Ridge, Abbotsford and Pitt Meadows, and $100 anywhere else, credited back if you go ahead.
